There's a stretch of the Westside that buyers discover and immediately ask why no one told them about it sooner. It's not Venice. It's not Mar Vista. It's the residential pocket of Del Rey — a walkable, family-friendly neighborhood tucked between Washington Boulevard and the Ballona Creek, where you can still find genuine value on the Westside without giving up everything that makes the Westside worth living on.
I've closed deals in Del Rey, and every time I bring a buyer here for the first time, the conversation changes. They came in thinking they had to compromise. They leave reconsidering everything they thought they knew about what they could afford.
What Is the Del Rey Pocket?
Del Rey sits between Culver City, Playa del Rey, and Mar Vista — close enough to all three that you get the benefits of each without paying for the name. The "pocket" is what locals call the residential streets that run north of Washington Boulevard: quiet, tree-lined blocks of single-family homes, duplexes, and small multi-units that have held their neighborhood character while prices in neighboring zip codes have climbed well past reach.
It's not a secret to the people who live there. It's a secret to buyers who've been looking everywhere else first.
More Westside for Less
The honest pitch for Del Rey is simple: you get the Westside at a price point that Mar Vista hasn't offered in years.
Mar Vista is a great neighborhood — walkable, well-located, with strong schools and an active community. It's also priced to reflect all of that. For buyers who want the same quality of life — the beach proximity, the walkability, the community feel — but can't absorb a Mar Vista price tag, Del Rey is where I start the conversation.
The gap between the two has narrowed over time, but it's still real. And in a market where every dollar of purchasing power matters, that gap can be the difference between a home that works and a home that stretches you past comfort.
Del Rey also gives you something Mar Vista has less of: space. The lots tend to be more generous, the homes more varied, and the streets quieter. For buyers with kids, or buyers who just want a little more room to breathe, that matters.
Washington Boulevard: Walkability Without the Scene
One of the things I always point out to buyers in Del Rey is what Washington Boulevard gives them. It's not Abbot Kinney. It doesn't have the scene or the prices that go with it. What it has is real, everyday walkability — coffee shops, restaurants, a farmers market, the kinds of local businesses that make a neighborhood feel like a neighborhood rather than a backdrop.
You can walk from the residential pocket streets to Washington Boulevard in minutes. For buyers who've been told they need to be in Venice to have walkable access to anything worth walking to, Del Rey reframes that assumption. The boulevard is right there — without the Venice premium attached.
Schools: Short Avenue and Ocean Charter
For families, Del Rey's school options are one of its most underrated assets.
Short Avenue Elementary is a public LAUSD school with a strong reputation among parents in the neighborhood. It's one of those schools that families specifically relocate to be in the zone for — a real consideration for buyers with young children who are running the school search alongside the home search.
Ocean Charter School is an independent charter school serving K–8, with a focus on environmental education and project-based learning. It draws families from Del Rey and the surrounding Westside neighborhoods and has built a loyal, engaged parent community. For buyers who prefer a charter option, Ocean Charter is one of the better-regarded programs on the Westside.
Having two strong school options within reach — one traditional public, one charter — gives Del Rey families meaningful choice. That's not something every Westside neighborhood can offer at this price point.
The Location Math
Del Rey's position on the Westside is worth spelling out:
Venice Beach is minutes away — close enough to bike, far enough that you're not paying beachfront adjacency pricing
Culver City is on your doorstep — the dining, the arts district, the Amazon Studios campus and the jobs that come with it
Mar Vista is your neighbor to the north — same farmers market, same community feel, different price tag
The Ballona Creek Bike Path runs along the southern edge of the neighborhood, connecting you to Marina del Rey and the beach without getting in a car
LAX is closer than it is from most Westside neighborhoods — a real consideration for buyers who travel regularly
This is a neighborhood that sits at the intersection of multiple Westside ecosystems without fully belonging to any one of them. For buyers who want flexibility — in lifestyle, in commute, in how they spend their weekends — that's a feature, not a gap.
Who Del Rey Is For
In my experience, Del Rey attracts a specific kind of buyer.
Young families who've done the math and realized they can get a three-bedroom with a yard in Del Rey for what a two-bedroom condo costs them in Venice. The school options make the decision easier.
First-time buyers who want to get onto the Westside without overextending. Del Rey is where I've helped more first-time buyers close than almost anywhere else in my market.
Investors who understand that proximity to Mar Vista, Venice, and Culver City means strong rental demand — and that Del Rey's price point still allows for the kind of returns that are increasingly hard to find on the Westside.
Buyers who've been looking in Mar Vista and keep getting outbid. Del Rey is the conversation I have when someone is tired of losing and wants to find a neighborhood where they can actually win.
Thinking About Del Rey?
If you've been searching on the Westside and feeling like the numbers don't work, I'd encourage you to look at Del Rey before you expand your search too far east or give up on the Westside entirely. I know this neighborhood well, and I've helped buyers find real value here when they thought their options had run out.
Let's talk about what's available and what it would actually cost to get in.
